REMINDER SUNDAY IS FATHER'S DAY

Note: The following message is being sent out again. In my last email some problems in copying HTML to TEXT, using IntelliContact for sending out my messages, a sentence or two had been eliminated, so this is why it is being sent out again.

Information regarding the recent assessment appeals and what should residents plan to do in the immediate future.

Our Steering Committee has been in active communication with our law firm
during this entire appeal process, certainly the last few weeks. We
recognize that this has been a troubling time for many of our residents,
those who elected to participate in the appeal, as well as those residents
who felt they did not have enough information or experience to make an
intelligent decision. The appeal process is now over for 2007. Every
resident who filed an appeal through our law firm was granted relief. The
reduction in their property taxes is retroactive to January 1, 2007, and
will be permanent going forward. Some of the tax savings in 2007 will be
used to cover legal and appraisal expenses for the appeal. The full tax
savings will be realized in 2008. Our focus on this appeal process was
always directed to the CCMT members because they financed all of the
activities that brought this appeal to fruition.

Now, what happens to those CCMT members who did not file an assessment
appeal? Things are not as negative as they might appear to be at this
moment.

We are still aggressively pursuing the law suit which is entirely
separate from the above appeal activities. It is possible that the Township
may want to settle the law suit before any additional legal activity
transpires. At this point in time, we cannot predict what may happen.
But, the Township's support of our appeals seems to be a very positive
indication for relief for all CCMT members. We will be meeting with the
law firm shortly to review our future course of action. We would
encourage residents to be patient for just a short time longer. We will
keep you advised as information becomes available.

We apprised Our Attorney of the concerns registered by some CCMT members about the results of the appeal process. The following paragraph is a direct quote received today from our Attorney, Jeff Gordon.

"There is nothing further that the CCMT should be doing at this time. We
may begin sensitive discussions with Monroe Township shortly, and we ask for
your patience until we better understand the Township's positions."

Our Committee requests you to seriously consider this recommendation. We
are very aware of the inequities that exist in the Township. The Township is
also aware of the same inequities. And, these inequities now seem to be
manifesting themselves, even within our communities, as a result of the
recent successful appeals. But, we are confident that the Township is now
determined to resolve the inequities. Realistically, the residents who
filed successful appeals will have the advantage of reduced property taxes
earlier than those residents who did not file appeals. That is certainly fair
because of the dollars they put at risk. But, in the final stages of this
process, all CCMT members will be treated on the same equitable basis as
the rest of Monroe Township.

NEW WEBSITE

I met with the HOA to discuss some of the things mentioned in emails to me regarding the new website. On the top of the list was how to GET CONNECTED to the new website since you need a password. There are two ways. First, you can contact Stephanie Harmon by email sharmon@wentworthmgt.com Make sure you give her a four digit number that you want for your password along with your email address. Keep in mind that if you had a password and it doesn't work anymore this might mean that you changed your email address when we had the Comcast changeover. Secondly, you can use the following form:

Just hand this form in to the Concierge. It would be in your best interest to fill out this form since it will be used to contact you when an Emergency exists.

As I mentioned you can click on the following to go to the new website:
https://www.wentworthconnect.com/regencyatmonroe/
What you see today will not be what you will be seeing in the next few months. There will be many positive changes, including a complete "face" change of the site. Many of the suggestions that were sent to me, I presented to Kieve and Stephanie and they readily accepted these changes or suggestions.

Wentworth has a "team" devoted to building websites for communities. Their "team" will make our website one of the best, if not the BEST!

MISUNDERSTANDING

I HAVE BEEN APPROACHED, AS YOU MAY HAVE BEEN, CONCERNING MY TURNING MY SPRINKLER SYSTEM ON BY OPENING THE VALVES IN THE BOX ON MY PROPERTY. LET ME SAY THAT THIS IS UNTRUE. ONE CANNOT ASSUME THAT A SYSTEM IS BEING TURNED ON MANUALLY WHEN A SPRINKLER SYSTEM IS ON.

IF I HAD THE INTENTION TO TURN MY SYSTEM ON MANUALLY, I WOULD HAVE FOUND THAT A LOCK IS CURRENTLY ON MY BOX AS WELL AS ON OTHERS (ESPECIALLY IN SECTION 1). I HAVE AN ESTABLISHED LAWN AND SHRUBS SO THERE IS NO NEED FOR ME TO CONSIDER TURNING THE SYSTEM ON MYSELF. I AM AWARE THAT OTHERS ALSO ARE BEING SUSPECTED OF MANUALLY TURNING ON THEIR SPRINKLERS. WE CANNOT ASSUME THAT THEY ARE INTENTIONALLY TURNING ON THEIR SYSTEM(S).

I, AS WELL AS MOST OF YOU AM AWARE OF THE PROBLEMS REGARDING THE SPRINKLER SYSTEM CURRENTLY. ANY WATERING OF SHRUBS SHOULD BE DONE BY USING THE HOSE, IF THIS IS ALLOWED IN OUR TOWNSHIP. NONE OF US WANT TO HAVE OUR SHRUBS DIE. SO, PLEASE DON'T ASSUME THAT YOUR NEIGHBOR IS NOT IN COMPLIANCE WITH THE HOA RULES AND REGULATIONS. I RECENTLY HAD ABOUT 8 SHRUBS REPLACED AND I DO USE THE GARDEN HOSE TO WATER THESE SHRUBS LAST NIGHT, AFTER COMING HOME FROM PLAYING CARDS, I NOTICED THAT MY SIDEWALK WAS WET, INDICATING THAT MY SPRINKLERS WERE PROBABLY ON. WHY ARE SOME SPRINKLERS ON AND OTHERS AREN'T? THAT'S A QUESTION YOU CAN ASK AT THE UPCOMING MEETING REGARDING OUR SPRINKLER SYSTEM.
