Information Regarding The Recent Assessment Appeals and What Should Residents Plan To Do In The Immediate Future.

Our Steering Committee has been in active communication with our law firm
recognize that this has been a troubling time for many of our residents,
those who elected to participate in the appeal, as well as those residents
who felt they did not have enough information or experience to make an
intelligent decision. The appeal process is now over for 2007. Every
reduction in their property taxes is retroactive to January 1, 2007, and
used to cover legal and appraisal expenses for the appeal. The full tax
savings will be realized in 2008. Our focus on this appeal process was
always directed to the CCMT members because they financed all of the
activities that brought this appeal to fruition.

Now, what happens to those CCMT members who did not file an assessment
appeal? Things are not as negative as they might appear to be at this
moment.

We are still aggressively pursuing the law suit which is entirely
separate from the above appeal activities. It is possible that the Township
may want to settle the law suit before any additional legal activity
transpires. At this point in time, we cannot predict what may happen.
But, the Township's support of our appeals seems to be a very positive
indication for relief for all CCMT members. We will be meeting with the
law firm shortly to review our future course of action. We would
encourage residents to be patient for just a short time longer. We will
keep you advised as information becomes available.

We apprised Our Attorney of the concerns registered by some CCMT members about the results of the appeal process. The following paragraph is a direct quote received today from our Attorney, Jeff Gordon.

"There is nothing further that the CCMT should be doing at this time. We
may begin sensitive discussions with Monroe Township shortly, and we ask for
your patience until we better understand the Township's positions."

Our Committee requests you to seriously consider this recommendation. We
are very aware of the inequities that exist in the Township. The Township is
also aware of the same inequities. And, these inequities now seem to be
manifesting themselves, even within our communities, as a result of the
recent successful appeals. But, we are confident that the Township is now
determined to resolve the inequities. Realistically, the residents who
filed successful appeals will have the advantage of reduced property taxes
earlier than those residents who did not file appeals. That is certainly fair
because of the dollars they put at risk. But, in the final stages of this
process, all CCMT members will be treated on the same equitable basis as
the rest of Monroe Township.

https://www.wentworthconnect.com/regencyatmonroe/

(MAKE SURE YOU PUT THIS SITE IN YOUR FAVORITES)

I have received a few emails dealing with this new website. The Emailer just handles the emailing and the Emailer's Blog. Any questions you have concerning these things I do feel free to contact me.

The NEW website is being run by the HOA. Any questions you may have you can contact Stephanie Harmon (sharmon@wentworthmgt.com). Naturally Kieve and/or Charlie will answer any of your questions.

I am waiting for Stephanie to respond to the question I have received from many residents regarding the PASSWORD and how to obtain one. Once she let's me know I will send out the answer. Stephanie is also aware of the fact that certain items found on the website requires a homeowner to have a particular program to open the file(s). Being a BLOGGER I am well aware of this problem and I have tried limiting my program opening files to those things that you can obtain from the Internet at no charge - eg. Adobe Acrobat, to open PDF files; Real Player to open music programs and there are even free programs to open EXCEL files that are occasionally sent out by me
