MANY THANKS TO THE MEN'S CLUB, THE WOMEN'S GROUP AND THE ITALIAN AMERICAN CLUB

As many of you may or may not know, the cost of doing emailing increases as I increase our database. It's truly amazing how over a 6 year period, the process of writing and sending out emails has changed. Sending emails to 50 or 100 people was easy and didn't cost a penny. However, companies like AOL, Hotmail, Yahoo, et al., which many of us use, prevent me from sending you emails when more then 40 emails are received on their servers from one source. So that's when I had to go to ICONTACT. Initially, it cost me just a few dollars but as we grow, so does the cost. There are also some addtional incidental costs related to emailing. The Men's Club, the Women's Group and the Italian American Club have supported and are continuing to support emailing. I thank each of these clubs and their members for this type of support.

However, please keep in mind and that's why I decided not to have the HOA support emailing, the material and what I say on my emails, reflects my writings and not the opinions and/or views of any of the clubs. In fact, my promise to Kieve and Charlie is that emailing will NOT deal with any HOA issues unless the HOA asks me to do so.

RESIDENTS PURCHASING GROUP - NEW CONTRACT - EXTERMINATOR

The RESIDENT'S PURCHASING GROUP is a group of residents operating as a club to provide a listing of suggested vendors for a variety of services. Our first effort was selecting Alarm Relay as our vendor of choice for security monitoring. All residents are free to make their own choices, but this committee will continue to identify and suggest companies for various services.

After interviewing several pest control companies and feedback from the community we are pleased to announce that we have selected FREEHOLD PEST CONTROL as our vendor of choice. The following has been put together for Regency At Monroe.

All Regency residents can select from any of the following three(3) plans. Joe Kane should be contacted when setting up the initial appointment and you should reference which of these plans you have selected:

1. Regular Quarterly Service (which includes general pest, interior and exterior 4 services per year, no charge for emergency services) $135 /year

2. Quarterly Service w/carpenter ants (which is regular service with carpenter ants included, 4 services per year. $155/year

3. Quarterly Service with termite and carpenter ants (which is regular quarterly service with carpenter and termites included, 4 services per year) $175/year

EMAILER'S NOTE: AS A MEMBER OF THE PURCHASING GROUP I WOULD LIKE TO EXTEND MY THANKS (AND THE THANKS OF REGENCY RESIDENTS) FOR THE JOB THIS COMMITTEE HAS DONE UNDER THE CHAIRMANSHIP OF GOODIE MOLLEN. THE SUBCOMMITTEE ON EXTERMINATORS, BETTER KNOWN AS RATS (REGENCY ATTACKS THE SLIME) DID A GREAT JOB AND WE CERTAINLY APPLAUD THEM FOR THE SUPER PRICES THAT RESIDENTS WILL BE RECEIVING.

DO YOU WANT YOUR HOUSE POWERWASHED?

The next contract the Purchasing Group is looking into is for Powerwashing homes. A subcommittee of Marilyn Jaclin and Mark Klein has been formed to survey the community as to whether or not you want your home powerwashed. Naturally, price will play a factor and but we want to see how many residents would want their homes powerwashed in MAY. If you do (and of course this depends upon the price), please email Marilyn Jaclin at MJACLIN@AOL.COM. The committee has a few individuals that will be contacted to see which one will give us the best deal.

Right after Powerwashing, the Committee will be working on Landscaping (not adding shrubs but things like, adding mulch, cutting existing shrubs, weeding, any necessary applications, etc. We would like to hear from you as to who you might want to recommend so that the subcommittee can call them in for an interview.

We will also be working on Air-conditioning and Heating maintenance contracts. Let us know who you recommend for this type of service. On my blog (to the left is a list of vendors already). If the person you are recommending isn't on the list, let me know.

We also have a few addtions to the list of vendors, who either supply a product or a service. Recently added is RIVERVIEW CONTRACTING (JOHN BETTS). His service is very interesting. He deals primarily with the preventive maintenance of garage doors and garage door openers. See his flyer regarding the details of what he does in order to maintain the doors and the opener

Also added to the list is a Regency resident, Mel Waller. Mel sells Mattresses, etc for SLEEPY'S. Naturally, Mel takes care of Regency residents looking for a Mattress. His telephone number is in the Regency phone book.

Another new addtion is B.K. Locksmith. Besides the traditional locksmith services, they also supply safes which can be put into the concrete slab.

So as you can see, our committee is a very ACTIVE one and our Chairman keeps us on the move. Naturally we welcome any suggestions.

CONGRATULATIONS TO MARK KLEIN AND NORM SPECTOR

Monroe Mayor Richard Pucci has appointment Mark Klein to a position on the Zoning Board, He will be joining another Regency resident, Norman Spector, who will also be an alternate member.

SOME INFORMATION FROM OUR ENCORIAN FRIENDS REGARDING OUR PROPERTY TAXES

A resident from Encore had spoken with the tax assessor and this is some of the information that came out of that discussion:

1. You MUST pay the total tax as indicated on your tax stub in February and in May.

You will receive a CREDIT on your August and November tax stubs for any over payment, thus lowering those payments, since the assessment is retroactive to Jan. 1
3. We are assessed on fireplaces, any bay windows, bump outs, anything else that adds square footage to the footprint, and if you upgraded the heating system.

4. You will receive your new assessment the 1st week in February and have until April 1 to question the new assessment.

5. If you take your new assessment and multiply it by .0330, you will be able to compare it to the taxes you paid in 2007, and it will give you some idea of the amount you would have paid had you filed last year. Remember, .0330 is the 2007 rate. I promise you the rate for 2008 will go up and we won’t know that until August.

6. You need to compare the assessed value of last year to the new assessed value, NOT the taxes.

A MESSAGE FROM HOPEFULLY OUR NEXT FIRE COMMISSIONER - JERRY KAPLAN

If you are going to place the applications in Jerry Kaplan's mailbox (lower portion) and not mailing them directly to Middlesex County, please do this by Feb 2, 2008 in order to receive the absentee ballot in time. Applications from both family members can be mailed together.

The completed ballots must then be mailed each separately and directly to Middlesex County.

In addition, please note the election on Feb 16,2008 will be held in the Regency Clubhouse.
