RESIDENT PURCHASING GROUP
CONTRACT FOR SECURITY MONITORING - ALARM RELAY


As mentioned in my previous email, the RESIDENT PURCHASING GROUP has just appoved the contract for monitoring the security alarms in our homes. The company is called ALARM RELAY and a special 800 number has been set up for Regency residents -
800-624-6866. Again, this service and the price, is available for residents who want to change companies. Keep in mind that you must send a letter in writing to your current company letting them know that at the end of the term of your contract, you want their service discontinued.

If your current contract is about to expire and if you want to change companies, you can call the above 800 #. The price per month is $8.95 (much less than what you are currently paying) and the setup fee is $35. However, by mentioning that you are from Regency, just let them know that you are requesting the $25 rebate. This will be sent directly to you in a few weeks after you signup.

The terms for service is a one year monitoring agreement. If you want to cancel at the end of the year just send them a letter. To protect members of the committee and/or the HOA from any liabilities the following Waiver of Liability is being sent to residents who employ the services of companies that are being recommended by the Resident Purchasing Club

WAIVER OF LIABILITY FOR THE RESIDENT PURCHASING CLUB

I acknowledge that the sending of this email constitutes my legal signature to this waiver in which I agree to employ the services of the companies or individual workers recommended by the Resident Purchasing Club (the CLUB) under the following conditions:

1. I UNDERSTAND that the CLUB will make available to the Regency community a list of vendors and individual contractors who may provide a variety of services for our homes. The CLUB will negotiate a volume price for these services as a courtesy to, and for the benefit of, the homeowners in the community.

2. I AGREE to pay the CLUB’s listed fee to the vendor for the service performed in a timely fashion.

3. I UNDERSTAND that the recommendations made by the CLUB are just that – recommendations. While the CLUB will make every effort to screen vendors, there is no implied or explicit guaranty of workmanship for any work performed for any homeowner.

4. I AGREE to hold the Regency HOA and the CLUB harmless for any negligence and/or damages resulting from work performed by any vendor or individual worker recommended by the Club.

5. I AGREE to hold the Regency HOA and the CLUB harmless for the quality of the work performed by any of said workers.

A MESSAGE FROM THE COMMITTEE ON OUR REAL ESTATE TAX APPEAL LAWSUIT

Dear CCMT Members,


Here is the latest update on the status of the real estate tax lawsuit. Although the attorneys for all sides have been in serious settlement discussions, a relatively modest but very important equitable item remains unresolved, which may result in this matter proceeding towards trial shortly.

The question most have asked is what to do in 2008 regarding real estate tax relief. Assuming a settlement cannot be reached, those who want tax relief in 2008 will be required to file an Assessment Appeal, as some did in 2007, prior to April 1, 2008. Filing an Assessment Appeal is an individual action, separate and distinct from this lawsuit, but as last year, the Steering Committee will make a reasonable effort to bring options to you if you choose to file such an appeal.

Our immediate concern is keeping those CCMT members informed who travel or reside elsewhere between now and March 1, 2008. We do not have the resources to find you during this time period. A few months ago, we requested Regency residents to provide contact information if they knew they would not be available from now through the first quarter of 2008. Many residents provided the information and we will use that information if we have to contact you. If you want to be kept informed about the status of our action, or what you may need to do prior to April 1, 2008, you need to check your emails, call a friend/neighbor who is a member of CCMT or call a member of the Steering Committee to get updates. Again, we do not have the resources to find you unless you have provided contact information, you must make the effort to find us. Therefore, below you will find contact information for the Steering Committee members in this community.

SCHOOL BOARD ELECTION - DECEMBER 11TH

Tuesday December 11th is a school Board Election. The Board of Education is requesting authorization for a capital project in the amount of $41,000,000 for additional costs to complete the new High School. Previously the voters approved a bond issue for the original cost of the School.

As an emailer, all I can say is come out and vote. I must remain neutral, especially when it comes to political issues. I would assume that the voting will take place here in the Clubhouse.

PLEASE TIE DOWN YOUR RECYCLED PAPERS

We have had some gusty winds lately. When this happens our papers fly all over the place. It has been brought to my attention that the streets are being covered by papers. Please tie the newspapers and/or put the cover over the paper recycle bin.

I usually put out lots of cartons and I try to make them as heavy as possible so that they don't blow away. Even with cut up cartons inside other cartons, the winds could not only blow away your garbage pails filled with garbage but cartons can also be blown away. I also try wedging them between both garbage pails.

By the way, have you had problems with blown away outdoor furniture covers? Each year I try something different. I tied the covers down, I use the bungy cords, I sit on them, etc and nothing seems to help until Kenny Sussman (thanks Ken) told me about these alligator clips. You put it on the bottom of the cover and put a cord through the eyelet in the clip and then tie it to a leg of the furniture. The clue that this worked - I put four covers over the furniture and they all blew off. I put these clips on and they all stayed on.

A MESSAGE REGARDING THE HILL BEHIND COUNTRY CLUB

To all Residents of Regency,

Toll Brothers has applied to the Planning Board of Monroe for approval
of section 7. In this application to the Board Toll will get permission to
remove the hill and all it's trees that boarder along Country Club Drive.

Many of the residence who are not directly bordering the hill feel it
does not matter to them. To these residence I urge you to consider
that this hill is the only deviation in land contour left in our community.
Once it is gone we will be left with a baron stripped section of houses.

When entering the development from the main gate and the Englishtown
Road entrance this hill and it's trees act as a background that is
observed by visitors and residence. Once this hill is gone you will see
nothing but rooftops and sky. This greatly effects the beauty of the
development and likewise the salability of you home in the future.

If you are interested in helping preserve the hill and trees e-mail
the head of the Planning Board and the Mayor stating your concern and
objection. They can be reached thru the Monroe Township site. Their
e-mail is listed under the respected office.

We can also help be attending the Planning Boar meeting on December
27,2007 at 7:00PM.
