CRANBURY GOURMET - AN EVENING OF COOKING AND EATING
FEBRUARY 22, 2007
(MANY THANKS TO BERNIE SCHWARTZ FOR PROVIDING ME WITH THE PICTURES)

ADVANCED BROADBAND EMAILS

Even though I received several letters from AB acknowledging that they aren't blocking my emails with their filters, yesterday's email went out and I received a report from IntelliContact that well over 100 emails that were sent to AB customers "bounced". The reason, AB's filters considered the email as SPAM. I sent off an email to both AB and Toll indicating that they should look into the matter since it was clear that I will pursue this even if AB is no longer our email provider since this action took place while AB was still part of Toll.

I have documented at least 3 emails that they sent to me indicating that they aren't filtering my emails. I've documented through IntelliContact that over 100 emails were stopped because their SPAM filters, filtered out my emails, which they said they aren't doing.

Right now if you have AB as your email provider, all I can say is to check my blog frequently http://regencyemailer2.blogspot.com/ until we are finally and happily removed from dealing with this company forever.

I would suggest that those of you who have AB email addresses CHANGE your email address because eventually it might have to be done. Go to YAHOO, HOTMAIL and get a "free" email address and then give it to me. If you are waiting for Comcast or Verizon and want to use their email address, that's fine but remember you will not be receiving my emails if you still retain the AB address from now until changeover time.

If you decide to go to Comcast and they offer you the ability to keep your AB address and they will do whatever to their system so that your email address from AB will still be retained, I would STRONGLY suggest that it's time to get rid of your AB address. The changeover for me will be a nightmare since I have to physically enter your new address into three separate email address books. However, it is more of a nightmare to deal with bounced emails and residents not receiving my emails since I get emails from AB customers all the time that you haven't been receiving my emails.

If you are currently away on vacation or a snowbird, I am putting on my BLOG the handout sheets that were handed out at the Comcast meeting. Some of you have asked to see it. Click on each sheet on the blog and then print it out.

Next week I might ask Bob Toll if he would appreciate having all of his companies emails filtered so that communications would totally breakdown in his corporation. Oh I forgot! Mr. Toll doesn't use Advanced Broadband for his emailing. I wonder why?

A MESSAGE FROM OUR PROPERTY TAX STEERING COMMITTEE

Dear CCMT Member,

Please see the attached letter informing you of a special meeting scheduled for Thursday, March 15, 2007 at 7:00 PM at Regency and 8:00 PM at Renaissance.

We are very pleased to announce that we will have a few very special guests as speakers in our planned agenda. They include our attorneys, Mr. Jeffrey D.Gordon, Esq., Chairman of the Real Estate Tax Appeal Group of the firm of Archer and Greiner, P.C., and Ms. Alma L. Abrams, Esq. an attorney with the firm having a distinguished 20 year career who focused much of it in the field of property valuation concentrating on local property taxation. I cannot do justice to their experience so if you want to read more about them please go the Archer & Greiner website, www.archerlaw.com and click on the area titled ATTORNEY PROFILES and read their distinguished bio's.. In addition we will have a representative from a property appraisal firm that is highly qualified in doing property revaluations and appraisals.

Please read the attached as background and please attend one of the two meetings scheduled for March 15th. We have some exciting announcements that we hope you'll be very pleased to hear about.

The meetings are open to CCMT members only. If you paid the $160 to support the "Tax appeal" you are a member of CCMT and are welcome to attend. Through your continued support we are very encouraged that we will reach our objective of lowering our real estate tax burden as a result of the lawsuit filed on February 2, 2007 and taking advantage of other oppoortunites that arise as a result of our diligence and persistance.

(NOTE: THE ATTACHED LETTER IS BELOW AND IS INCLUDED AS PART OF THIS EMAIL - SNOWBIRDS AND THOSE WHO CAN'T MAKE THE MEETING PLEASE CONTACT THE STEERING COMMITTEE - EMAIL ADDRESSES ARE BELOW).

March 7, 2006

Dear Participants of C.C.M.T.

We have made an impact! Apparently as a result of the anticipation of the pending lawsuit and the claims made in discussions with certain officials we believe there has been a dramatic improvement in the reporting of properties that were used in the calculation of the Equalization (Assessment) Ratio for tax year 2007. This has provided us with a potential new opportunity that was not anticipated less than one year ago. The potential opportunity is to get more immediate, but only partial relief, from the tax burden placed on new construction homes in this township. This new opportunity is not a replacement for the revaluation lawsuit but rather something that can provide us some immediate relief while the lawsuit moves along at its prescribed pace. We have authorized our attorneys to pursue the issue and get back to us shortly with more concrete estimates.

The reason for this advance notice of what is in the works is that if the more finite calculations prove to show a positive outcome we have very little time to act . We have scheduled meetings at both Regency and Renaissance for Thursday, March 15, 2007 at 7:00 PM and 8:00 PM respectively, at which time we will provide a more thorough explanation of the opportunity.

Some highlights:
Only members of CCMT are invited to the meeting of March 15 and only such members will be afforded the option to participate with us in this new opportunity.
This action is separate and distinct from the litigation initiated on February 2, 2007
Choosing not to participate in this has no impact in your participation in the lawsuit.
Very preliminary estimates indicate there are potential tax saving for 2007 between $500 and $2,500 depending on your particular situation. These potential saving will repeat each year until the lawsuit is resolved, at which time we anticipate the benefit will only improve.
The action taken would be on behalf of you as an individual, not as part of a group. You will make the decision whether to participate and will bear the new costs related to this action. Preliminarily, it appears that the financial rewards of participation will far outweigh the new costs that you will incur in most cases, but there are no guarantees of success. Therefore it is important you understand your particular situation before you agree to participate.
There is a cut-off date of April 2, 2007 at which time the attorney will have to file prescribed forms on your behalf. THERE ARE NO EXTENSIONS OF TIME TO FILE.
The greater the level of participation, there is a possibility that it could have a favorable impact on the lawsuit.

Because the window of opportunity is so narrow, at the meeting of March 15,2007 the attorneys would like your decision on participation. If you choose to participate you will be required to pay certain costs, you will be asked to sign an individual retainer agreement authorizing the attorney to represent you and a promise to pay their fee if the prescribed action is successful, and you will be given a short questionnaire that must be returned by Wednesday, March 21,2007. Additional information and/or requirements will be provided to you on March 15.

Approximately 10%-20% of C.C.M.T. participants do not have email and others are away for the winter, and as such will not be receiving this email. Efforts will be made to reach those that are home, but if you know of any such participants please reach out to them and tell them about this meeting and/or tell them what transpired if they could not attend. If you can reach those that are away and they want to know what they can do to meet the requirements for participation in this new action, suggest they call any member of the Steering Committee.

Sincerely,

The Steering Committee: C.C.M.T@comcast.net

DAYLIGHT SAVINGS TIME

Just a reminder that all your clocks, watches, VCRs, etc, have to be ADVANCED 1-hour for DST change that will occur this Sunday (March 11th). Oh yes, since this time change will occur 3-weeks earlier than originally intended, your (Windows) computer's time clock, which is automatically set for the old DST change, should be re-set for the new change. You can have your computer do this automatically by linking to the following Microsoft site and downloading the DST changeover software . . . if you haven't already done so from the last released Windows Updates (Feb 14th):

Since DST will last longer this year than in years past, standard zone time (turning all your clocks, etc BACK
1-hour) is scheduled to resume on November 4th. With the foregoing download, your Windows computer should automatically reset to Standard time in your respective zones.

CLARIFICATION REGARDING OUR SMOKE DETECTORS

Like many of you I had thought that one of the smoke detectors was linked to a central monitoring system at Westminster. I found out that this isn't true. I'm looking into it and will get back to you on whether or not we are linked to a central monitoring system. Weren't we told that it was? It's been 5 years and my memory is now down to about 1-2 days.

THAT'S IT FOR NOW
