I'M A HAPPY EMAILER!!

My last email inspired many of you to call COMCAST to lower your internet bills and get a much faster internet connection then you currently have. Many of you started paying about $43 and with BLAST 16 your price went down to $25.

I received many telephone calls and emails regarding the savings and how COMCAST was making prices up depending upon which rep. you happen to be talking too. Prices ranged from $25 to $35 and sometimes the $35 was for the current slower system.

There are basically two scenarios. The first being a customer who doesn't currently have COMCAST internet and the other is a customer who is a current subscriber. Naturally COMCAST is interested in new business and they might dangle the "fish hook" to get you to become a customer if you weren't. Maybe the price would be $25 for these customers. However, if you are a current customer, there are residents who did receive the $25 price, so DON'T GIVE UP! JUST LET THEM KNOW THAT OTHERS IN YOUR COMMUNITY RECEIVED THIS PRICE AND YOU WANT IT ALSO! This is very similar to what happened with Westminster Security. Westminster had prices ranging from $15 to $22. There was no rhyme or reason why some people received one price and others received another. FIGHT FOR THE $24.99 PRICE! TELL THEM TO CHECK OTHER CUSTOMERS WHO LIVE AT REGENCY, INCLUDING ME, TO SEE THAT WE HAVE RECEIVED THE $24.99 PRICE!

Remember, at the end of the one year contract they will raise the price, just like what they are doing with current subscribers costs going from $33 to $43. DON'T ALLOW THEM TO DO THIS. I have learned over the years not to accept price increases. Just tell them that you will go to DSL and I bet that your increase will not happen. Tell the rep. that you want to speak to a supervisor and this would probably get you to receive the $24.99 price for BLAST 16.

UPDATE ON LANDSCAPING CONTRACT

After much discussion with the Chairman of the Resident Purchasing Committee, a landscaping contractor, some Regency residents and a member of the subcommittee on Landscaping, we are rescinding our decision on landscaping contracts.

We feel that in discussion with the above individual's that it would be best for residents to contact directly the three landscapers that were mentioned originally to determine what the charge would be for landscaping maintenance. There are too many variables dealing with landscaping that would come into play making it difficult to determine whether or not a price is good or not good.

To give you some idea of what I mean I will use my home as an example. I do have landscaping in the front side and back of my home. For sometime already I use David's and the price originally quoted by another landscaper was $380 as a flat rate. Even though David was charging an hourly rate, at no time did my landscaping come close to the $380/year - it was much less. In fact, my first "treatment" was just $80, which took less than an hour to do my home. I also spend less in these costs since weeds are usually not a problem. I don't use mulch since all my shrub beds have plastic wrap and rock on top. Another example is a home that just has Toll shrubs. Should this home be paying $380? That would be ridiculous since I don't pay that amount and I do have a lot of shrubs.

The committee does recommend that you contact whatever landscaper you want and get some idea of what the annualized maintenance cost will be to you. After being with David's for 5 years, I know approximately what my annualized cost for these services would be.

So again, here are the 3 vendors that Regency residents have indicated that they use and are satisfied with their services. You can call anyone of them (or anyone else) to come in and give you a quote.

REGENCY AT MONROE GOLF SEASON

Lisa will be sending me all the information related to the 2008 Golf season here at Regency. I indicated that once she makes out her schedule of events, these events will be posted on my BLOG so that for any given week you will know what event will take place. Other pertinent information related to golf will also be posted. A special section on the left hand side of my blog will be developed and called REGENCY GOLF. Under FLYERS AND EVENTS, you will get a chronological view of what is coming up. Hopefully this will help in having more residents involved with golfing activities. Any information related to the Men's and Women's League's - please send it to me for posting.

ALARM RELAY - SECURITY MONITORING COMPANY

I just got off the phone with Alarm Relay (800-624-6866) because some of you had some questions. Now that Westminster is no longer handling our security monitoring of our homes and ADT (800-662-5378) has taken over for them you can ask ADT to cancel your existing contract. They will do so but within 30 days.

Some of you mentioned that you needed some codes before Alarm Relay can "do their thing". It seems that Westminster might have used different equipment for some of our homes. The majority of homes, these codes weren't needed for Alarm Relay to use to convert over to their monitoring. If you need the codes, Alarm Relay believes that ADT must have them since all the information related to your security monitoring was probably transferred over to ADT.

As far as the length of your personal contract with Alarm Relay, even though we contacted them at the beginning of 2008, each persons contract will be for one year starting on the date that you started with Alarm Relay. At the end of the year, they have the right to raise the price (maybe by $1) but I will do my best to make sure they keep the price the same.

As I also mentioned and they have confirmed, $25 should be refunded to YOU. This was normally a referral fee but as I mentioned, your Resident Purchasing Committee and/or ME, will never make any money on any contracts that we enter into. Naturally within Regency all referral credits will be given back to the homeowners and not to individuals. However, if you have relatives or friends OUTSIDE of Regency, you can decide how you want to handle it. If you haven't received your refund in approximately 3-4 weeks after you started the monitoring, please contact ALARM RELAY.

It's always nice to hear that so far, not one person has reported any problems to me. On the other side of the coin, many residents have complimented Alarm Relay for a very easy transition. In fact, an alarm went off in somenone's home and I am on their list to be called. I was called immediately and the police showed up very quickly. Remember also, at least once a year call Alarm Relay and ask for a system test to make sure everything is working.
